Rental terms:

“Studio” is Courtney Bradley Photography

“Renter” is the person or entity renting the studio and all associates accompanying renter

Photographers, videographers, creatives, business owners, etc. are eligible for booking the studio. Clients may NOT book the studio.

CANCELLATION POLICY: Payment is not refundable for no-show appointments. In the case that Courtney Bradley Photography is forced to cancel your booking, renter will be given either rescheduling priority or a full refund at studio owners discretion or your full payment will be refunded. Bookings are non-refundable . A booking may be rescheduled or provided a credit if contacted more than 24 hours ahead of time.

 

LENGTH OF USE: Rental periods are pre-arranged at the time of booking and will be on the website calendars of availability. Renter’s rental time begins promptly at the designated starting time and ends promptly at the designated ending time. Rental time includes set up, tear down, and clean up. Studio must be cleaned and vacated by the end of the rental period. No prior drop-off and/or pick-up after completion of shoot, of equipment, props, etc. unless agreed upon by studio owner and renter ahead of time, subject to studio availability. Rentals may be booked back to back, and you will be automatically charged accordingly if you interfere with someone else's rental period. If you interfere with someone else's time, you will be automatically charged $25 for every 10 minutes of extra time or interfered time. If you need additional time, you must first contact me to see if the studio is available before/after your rental period. If approved, you will be charged accordingly. Charges are $25/30 minutes, or the $45 for a full hour.

 

CONDUCT: I maintain a professional and respectful environment. Renter shall be solely responsible for the conduct, noise, and welfare of all persons accompanying renter while on studio's premises. Renter agrees that a Courtney Bradley Photography representative may, at Courtney Bradley Photography sole discretion, be present at any time.

Communication and honesty go a long way with me!

If the representative observes or otherwise becomes aware of dangerous, pornographic, illegal or negligent practices or activities, the representative reserves the right to stop the shoot and may require renter and renter’s party to leave immediately. In this event, no refund will be given for unused time. However, Courtney Bradley Photography and its representatives assume no responsibility to act in such cases.

 

CLEANLINESS: It is your responsibility to clean up after yourself and your clients. The studio must be left as you found it when you arrived. If it was not in good condition when you arrive, please take photos upon your arrival and send to me. Please be sure to thoroughly check all spaces in the studio and clean where you used. Cleaning procedures include sweeping, vacuuming, checking the bathroom cleanliness etc. Cleaning supplies are in the supply closet on the north wall for your convenience.

 

DAMAGES: Renter shall be solely responsible for any damages to Courtney Bradley Photography property or equipment that occurs on the premises during the rental period. Renter agrees to pay reasonable additional repair costs to bring damaged equipment back to working condition or will cover the cost of what items cost brand new. Renter agrees to pay for damage to the premises including spills, excessive wear, marks, stains, or tears on furniture, walls, ceilings, fixtures or painted surfaces. Renter will be automatically charged for any fees and damages.*When you arrive, if anything about the space if left dirty, a mess, broken/damaged, out of place, etc. it is your responsibility to take necessary photos/videos immediately upon arrival and notify Courtney.

 

MISC: Renter must not share keys or lock access codes with anyone, including clients.

 

FEES: Cleaning fee: If a mess is left behind-

Minimum $50/hr

Smoking fee: $250

Pet cleaning fee: minimum $75/hr

Door(s) left unlocked, keys not returned, or lost keys: $100

Violation of any rules: $50

ANY damage to furniture, equipment, studio structure, etc.: price varies - cost of repairs or cost of new item to replace broken/damaged item

Any fees incurred associated with your rental period may be invoiced to you. If charges are not paid, additional fees may apply over time. Payment terms will be invoiced and billed accordingly. You will not be allowed to rent the studio again until the fees are paid in full.

LIABILITY:

Courtney Bradley Photography rents its facility, to renter with the understanding that in no event shall Courtney Bradley Photography, Courtney Bradley, St. Johns Creative Studio or the building owner harmless of and from ANY damage due to the use of this facility or equipment used by its customers. Renter waives and holds Courtney Bradley Photography/Courtney Bradley, St. Johns Creative Studio, and building owners harmless from any incidents or accidents which may occur to or by persons renting or associated with the renting of the studio on the dates noted, or any additional dates previously added or added later under renters name. Renter understands the use of the studio and equipment is solely at renters risk. The Renter agrees responsibility for any loss (in the amount solely determined by owner) or damage to the studio; equipment on premises of the business resulting from the renter’s same (except for normal wear and tear).Renter hereby waives rights to seek legal redress for mishaps, accidents, and/or loss while on studio premises. Renter agrees to leave the studio and adjacent grounds in the same condition or better as they were prior to arrival. Renters are solely responsible for any legal infractions renter or members of renter’s party make during rental period, in the studio or elsewhere on the premises. This includes parking tickets, all other violation or citations, and legal action resulting from the conduct of the shoot, taken at any time. Renter agrees to hold harmless Courtney Bradley Photography/Courtney Bradley, iSt. Johns Creative Studio or the building owner acting on its behalf for any loss, accident, or injury to Renters self or anyone who accompanies Renter while on the premises. Renter agrees to be solely responsible for the conduct and welfare of all persons accompanying renter while on the premises. Renter understands that if the Courtney Bradley Photography, Courtney Bradley, St. Johns Creative Studio observes dangerous, pornographic, or negligent practices or activities are being engaged in the studio, we reserve the right to stop the shoot and require Renter and Renter’s party to leave immediately and rental privileges will be permanently terminated — however, Courtney Bradley Photography, Courtney Bradley, St. Johns Creative Studio, or building owner assume no responsibility to act in such cases. Renters are solely responsible for verifying that all models employed during Renter’s rental period are of legal age for the activities they are to be engaged in. Courtney Bradley Photography, Courtney Bradley, St. Johns Creative Studio, or building owner has no responsibility to determine or verify the age of participants in the renter’s activities but reserves the right to end those activities if it becomes aware that legal age violations are on-going.

INSURANCE:

Once this contract is electronically signed, Courtney Bradley Photography/Courtney Bradley and her landlord are relieved of all responsibility for unforeseen circumstances (i.e., fire, mechanical building breakdowns, injury). At all times While using Courtney Bradley Photography's studio. Should the unexpected occur, rental fees, less expenses, will be fully refunded. Courtney Bradley Photography/Courtney Bradley as an individual or her landlord assumes NO responsibility or liability financial or otherwise.
